The team
Every discipline a development needs, employed by us
Most developers assemble a team per project — an architect here, an engineer there, a manager appointed once construction starts. It works, but every appointment adds a margin, a delay and another party with a different incentive.
We employ these people directly. That is what allows a design question to be answered by the person who will price it, and a site problem to be resolved by the person who drew it. Our people are the driving force behind our growth, and we cultivate an environment where that expertise is actually used rather than managed.

Architects
Layouts, elevations and construction documentation, produced with the estimators alongside so the drawings are priced as they are drawn.
Engineers
Structural and services design coordinated against the architecture, resolved on paper rather than discovered on site.
Construction managers
Programme, sequence, subcontractor packages and site quality, from mobilisation through to handover.
Property managers
Facilities, planned maintenance, tenant relations and owner reporting on the properties after we have finished building them.
Business professionals
Deal evaluation, structuring and joint venture negotiation — the work that decides whether a site is worth pursuing at all.
Administration
Contract administration, documentation and the coordination that keeps a project moving between the disciplines above.
