Why we exist
Housing does not fail because nobody wants to build it. It fails between the people who plan it, the people who price it and the people who put it up.
C2 Community Development was created to disrupt and tackle the housing and shelter crisis, especially in underserved communities. We took a straightforward position on how to do it: stop outsourcing the parts of development where value leaks, and hold them in house instead.
As a sister company to The C2 Contracting Company, we carry architects, engineers, construction managers, property managers and business professionals under one roof. They can evaluate a deal, source it, structure it and then manage the property that results — from the inception of an agreement through to handover and beyond.
The model
Four stages, one company
Most developments pass through four different firms. Ours pass through four departments.
Acquire
Land and feasibility
We find the site, verify the title, test the demand and secure the permits before capital is committed.
Design
Architecture and planning
Our architects draw it with our estimators in the room, so the scheme that gets approved is the scheme that can be afforded.
Build
Construction delivery
Through our sister company, The C2 Contracting Company, with trades we have self-performed on completed projects.
Manage
Property management
We stay after handover — facilities, maintenance and tenant relations — because year five is what a development is judged on.
The chain runs left to right, and it does not leave the building.
What it changes
Why the structure matters
Integration is not a slogan here. It is the reason our numbers work on sites other developers pass over.
One accountable party
When design, cost and delivery sit in separate firms, a problem becomes a dispute. Here it stays a problem, and it gets solved.
Cost taken out, not moved
Every handoff between consultants carries a margin and a delay. Removing the handoffs removes both.
Decisions made once
A design change does not have to travel through three companies before anyone knows what it costs.
