What this covers
Site sourcing, viability, permits
Most failed developments were lost at acquisition, not on site. A plot with the wrong zoning, an unclear title, or a demand profile that never supported the unit mix will not be rescued later by good construction. We do the analysis before the money moves.

Search and shortlist
We work from your criteria — budget, district, product type — and bring back sites that actually clear them, with the ones we rejected and why.
Title and zoning verification
Documentation traced to source, current zoning confirmed, and any rezoning path assessed for how realistic it is rather than how possible.
Demand and financial modelling
Absorption rates, comparable pricing and unit-mix testing, run to a model that shows what the site returns under conservative assumptions.
Negotiation and permits
We negotiate the purchase and carry the permitting through to approval, so the site is buildable on the day it changes hands.

Can you assess a site I already own?
Yes, and it is common. We run the same study and tell you what the plot supports — which sometimes means recommending a different product than the one you had in mind.
What if the feasibility comes back negative?
Then you have the finding, and you keep your capital. We would rather deliver an unwelcome study than a development that stalls halfway.
Do you work outside Abuja?
We are active across Abuja, Owerri and the Washington DC metro area, and will assess sites elsewhere in Nigeria on request.
